Stamp Duty Calculator (UK)

Estimate residential property transaction tax anywhere in the UK — SDLT in England & Northern Ireland, LBTT in Scotland, or LTT in Wales — with a band-by-band breakdown.

An estimate, not tax advice. It does not cover leasehold rent, mixed-use or non-residential property, companies, or special reliefs (for example replacing your main home). Your solicitor or conveyancer calculates the amount you actually pay; for anything unusual, ask them or a tax adviser. SDLT rates are those on GOV.UK in force from 1 April 2025; LBTT and LTT rates are on Revenue Scotland and the Welsh Government as below (checked 7 October 2026).

How this is worked out

All three taxes are charged in slices, like income tax: each part of the price falls into a band and is taxed at that band’s rate.

England & Northern Ireland (SDLT): standard bands are 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. First-time buyers pay nothing up to £300,000 and 5% on the part between £300,001 and £500,000, with no relief at all above £500,000. Additional homes pay 5 percentage points more in every band (not under £40,000), and non-UK residents pay a further 2%.

Scotland (LBTT): bands are 0% up to £145,000, 2% to £250,000, 5% to £325,000, 10% to £750,000 and 12% above. First-time buyers get a nil-rate band up to £175,000 instead (worth up to £600). Buying an additional dwelling worth £40,000 or more adds the Additional Dwelling Supplement — a flat 8% of the whole price, not a per-band surcharge. There is no non-UK-resident surcharge.

Wales (LTT): standard bands are 0% up to £225,000, 6% to £400,000, 7.5% to £750,000, 10% to £1.5 million and 12% above. There is no first-time buyer relief in Wales. Buying an additional dwelling worth £40,000 or more uses a separate, higher set of bands instead (5% up to £180,000, rising to 17% above £1.5 million) — not the standard bands plus a surcharge. There is no non-UK-resident surcharge.
