UK Capital Gains Tax Calculator
Estimate Capital Gains Tax for 2026/27, after your annual exempt amount.
An estimate, not tax advice. Covers individuals only (not trustees, who get a smaller £1,500 exempt amount). Your main home is normally exempt under Private Residence Relief — this is for other assets, such as a second property, shares, or a business. Figures are the 2026/27 rates on GOV.UK (checked 7 October 2026).
How it's worked out
The first £3,000 of gains each year is exempt. Gains on most assets, including residential property that isn't your main home, are then taxed at 18% within your basic rate band and 24% above it — worked out using the basic rate band room left after your other income. Gains that qualify for Business Asset Disposal Relief or Investors' Relief are taxed at a flat 18%, up to each relief's lifetime limit (which this tool doesn't track).
